Q: What is a GPS “Realtor Affiliate?” A: A GPS “Realtor Affiliate” is a licensed real-estate agent who identifies a homeowner with an “unsellable” house and refers the homeowner to GPS for workout assistance. Q: What makes a house "unsellable"? A: Any number of reasons could cause a house to be "unsellable." Currently the #1 reason is that the homeowners are facing a financial hardship situation, want to sell their house, BUT owe more on their loans than the house will sell for; they can't reduce the price and thus are considered "upside down." A: This depends on what you want to do. 1) Are you able & willing to keep the listing and market the property as a pre-foreclosure by working with GPS? Can you help your homeowner gather a few simple documents so GPS can work directly with their lenders? If so, then you'll earn the Listing Agent Commission authorized by the lenders at closing (currently most lenders are approving single-sided commissions of 2, 2.5, and 3%). 2) Can you help us find a final buyer? If yes, then you’ll earn the Buyer’s Agents Commission authorized by the lenders at closing (again, most lenders are approving 2-3%). Q: Do you already have a seller AND a buyer and just need GPS to negotiate the short sale for you? We'd be happy to provide this service. In return, we would ask the lender to approve a Loss Mitigation Fee. Q: Why don't I just do all this myself or use a Title Company or Attorney to handle my short sales? A: You very well could. Many realtors have recently gotten involved in the pre-foreclosure solutions business to attempt to help their clients. Some have even been able to successfully complete a short sale or two.
