VA Refunding occur when the VA buys your loan from the lender. Refunding allows the VA the chance to help you save your
home using options that your current lender may not offer. HOWEVER, please note that when the VA refunds a loan, the
delinquency is added to the principal balance and the loan is re-amortized. This will help you AVOID FORECLOSURE and SAVE
YOUR HOME!

PARTIAL CLAIM
Generally limited to FHA loans and some Freddie Mac Loan, in a Partial Claim, your lender may be able to work with you to
obtain an interest-free loan from HUD to bring your mortgage current. You may qualify if: Your loan is at least 4 months
delinquent but no more than 12 months delinquent , Your mortgage is not in foreclosure; and You are able to begin making full
mortgage payments. When your lender files a partial claim, HUD will pay your lender the amount necessary to bring your
mortgage current. You must sign a promissory note with HUD that places your past due payments into a subordinate
mortgage (2nd mortgage) between you and the Secretary of Housing Urban Development. The promissory note is interest-
free and this lien will be due if you sell or leave your property, or when your mortgage matures.

BANKRUPTCY
When considering bankruptcy, this decision is not to be made lightly and requires careful consideration. Seeking professional
advice is strongly suggested as bankruptcy will remain on your credit history for up to 10 years. This makes purchasing
another home an almost impossible task. Ask how release of stay can affect the foreclosure process on your home. For help
with foreclosure and dealing with unpayable debt, the federal bankruptcy court can help work out a plan to repay your
creditors over time or wipe out ("discharge") most of your bills.

Remember: this WILL negatively affect your credit! ALSO, bankruptcy does not guarantee a permanent foreclosure solution.
