It is important to note that GPS cannot be successful without YOUR involvement and assistance. This document will explain how you can help us to help you and your homeowner. If you have questions at ay time, your GPS Workout Specialist will be there to support you. Rest assured that once you get past the initial paperwork demands, your part is largely done – you can then rely on your GPS Specialist to do the rest and hopefully help you and your homeowner find a solution to their property problem! In order for us to effectively partner together, each of us has specific duties to perform: 1) YOUR Responsibilities: a) identify a homeowner facing a hardship situation who requires a short-payoff sale in order to avoid a pending real estate problem (aka a possible foreclosure). SUBMIT YOUR HOMEOWNER's case to GPS so GPS can review. APPLY NOW - with homeowner's permission. b) IF GPS accepts the case, then please also ensure homeowner understands what a short sale is, how it might provide an alternative to foreclosure, and the consequences of a successful or unsuccessful short payoff sale (including deficiency judgments and/or 1099 tax-forms. c) Ensure GPS is paid the $199-299 Processing Fee per lender. CLICK HERE for payment options d) After GPS sends you a special link with the SHORT SALE FORMS, please assist the homeowner and possibly their realtor in gathering any needed documents. Then, if GPS is successful in securing your Approval Letter(s), you'll need to arrange for the title closing and ensure GPS is compensated with a Loss Mitigation Service Fee for their efforts. e) GPS is paid a Loss Mitigation Service Fee for every file that it secures Approval Letters from the lienholders for. This amount is determined based on the current GPS Loss Mitigation Service Fee Schedule (shown on the "What Does it Cost" Page). This fee is not a realtor commission and GPS is not a real estate brokerage company. GPS is a Loss Mitigation Service Organization. GPS will assist you with determining this amount if you have questions and you will have the opportunity to agree to it IN ADVANCE prior to any payments to GPS.
